What You Need to Know Before Adding Us to Your Panel
Straightforward information on insurance and how we work, for anyone carrying out contractor vetting.
The Vetting Answers, in One Place
Adding a new contractor to a panel, or approving one for a single job, usually means answering a short list of questions before work can begin. Are they insured, and for how much? Who's actually doing the work? What happens if a job's bigger than expected? Rather than making you dig for this in a general About page written for homeowners, the answers relevant to a commercial or block management decision are all here.
Insurance, Resourcing and Documentation
Insurance
Every job we carry out, domestic or commercial, is covered by public liability insurance. A certificate is available on request before work starts or before a contract is agreed — get in touch and we'll send it across.
How we're resourced
Harry Peposhi runs every job personally and is the point of contact from first enquiry through to completion, on both domestic and commercial work. For larger jobs, or when more than one site needs attention at the same time, trusted tradesmen he's worked with before are brought in to keep things moving. You still deal with one person throughout, from quote to completion.
This matters for anyone vetting us as a contractor, since it's a fair question whether a small, hands-on business can genuinely cover a portfolio or a larger commercial job. The honest answer is that Harry doesn't try to do every job single-handedly. He brings in the right additional trades when the scale of a job calls for it, while remaining the one person accountable for the standard of work and the one point of contact throughout.
Track record
15+ years of hands-on building and handyman work across the Sussex coast, with 150+ reviews on Google from residential clients, most of which can be viewed directly via Google rather than taking our word for it. Commercial and block work is a genuinely new part of the business. We'd rather say that plainly than imply an established commercial track record that doesn't exist yet. What carries across is the same standard of work and the same single point of contact that built that residential track record over fifteen years, applied to a different type of client.
How we handle quotes and documentation
Every job, regardless of client type, gets a written quote broken down by element before work starts. For commercial and block work specifically, we're happy to itemise this in whatever format makes it easiest for you to circulate for approval, whether that's a board of RMC directors or an internal sign-off process at a managing agency.
Working with your vetting process
If your panel process requires specific documentation — a completed PQQ, method statements, risk assessments for a particular job — get in touch and we'll work through what's needed rather than turning down the enquiry because the paperwork looks unfamiliar. Being new to formal commercial vetting doesn't mean being unwilling to engage with it properly. If anything, given this is a new area of the business, we've got more reason than most to get this right the first time.
What we're not claiming
In the interest of being straightforward with anyone vetting us: we don't currently hold a specific trade body accreditation (such as TrustMark or a Federation of Master Builders membership) beyond the review-verification badge shown on our homepage, which reflects genuine customer reviews rather than a trade or insurance credential. If a specific accreditation is a hard requirement for your panel, it's worth raising directly so we can have an honest conversation about it rather than you finding out later that it's missing.
Frequently Asked Questions
Can you send a copy of your public liability certificate?
Yes, get in touch and we'll send a copy directly, no need to wait until a job's agreed.
Do you hold any specific trade body accreditations?
Not currently, beyond the review-verification shown on our homepage. If that's a firm requirement for your panel, raise it with us directly so we can discuss it honestly.
Can you provide method statements or risk assessments for a specific job?
Yes, get in touch with what your process requires and we'll put together what's needed for that job.
Is Harry the person who actually carries out the work, or does it get subcontracted entirely?
Harry carries out and oversees every job personally. For larger jobs he brings in trusted additional tradesmen, but he remains the accountable point of contact throughout, not a middleman passing the job on and stepping away.
Are the tradesmen brought in for larger jobs insured in their own right?
Yes, tradesmen brought in for additional capacity carry their own relevant insurance for the work they're doing, in addition to the cover held for the job overall.
What happens if we need a specific clause added to our contract before signing off, for example around notice periods or liability?
Get in touch and we'll work through it directly, we'd rather have that conversation upfront than agree to something in principle and find a sticking point later.
How quickly can you provide documentation once we request it?
Insurance certificates and written quotes are usually available within a day or two of being asked for, more detailed documentation like a specific method statement depends on the job and will be confirmed when requested.
Do you carry out work for local authorities or larger corporate landlords, or only smaller managing agents and RMCs?
This is genuinely new territory for the business, so we haven't yet worked at that scale. We'd rather say so plainly than imply otherwise, and are happy to discuss whether a specific opportunity is a good fit on its individual merits.
