Property Refurbishment Across Sussex

Whole properties brought back into use — houses, rentals and offices — by one multi-trade team, with a single point of contact from first quote to final clean.

Refurbishment, Not Just Redecoration

Refurbishment is what happens when a property needs more than a room-by-room update. An inherited house that has not been touched in thirty years, a rental between tenancies, a flat bought at auction, a tired office floor — the common thread is that several trades need to work through the building in the right order, and someone needs to hold that sequence together.

That is the part most people underestimate. Plastering before the first fix electrics are in, or flooring before the decorating, costs money twice. Because we cover roofing, plastering, plumbing, electrics, tiling, flooring, joinery and decorating in-house, the sequencing is ours to manage rather than yours to coordinate between separate contractors.

If you are after a single room rather than a whole property, our kitchen and bathroom renovations page is the better fit. For a free look at the whole job, call Harry on 07598 864363.

Our Property Refurbishment Work

Whole-House Refurbishment

A full refurbishment typically runs from stripping out through first fix, plastering, second fix, decorating and flooring, to final snagging. We handle the lot: removing old kitchens and bathrooms, replastering or skimming throughout, renewing internal doors and skirtings, retiling, laying new floors, and decorating from top to bottom. Where the roof, guttering or external walls need attention we fold that into the same programme rather than treating it as a separate job.

Rental and HMO Turnarounds

Landlords and letting agents work to different constraints from homeowners: the property is empty, it is costing money every week, and the finish needs to be durable rather than showy. We work to that brief — hard-wearing flooring, washable finishes, repairs that will survive the next tenancy — and we work to a date. Void periods are the whole cost of a turnaround, so we plan the trade order around getting the property back on the market.

Office and Commercial Refurbishment

We refurbish offices, shops, salons, treatment rooms and small commercial units across Sussex. That covers partitioning, suspended and plasterboard ceilings, flooring, decorating, lighting changes and washroom refits. Where a business needs to keep trading we phase the work and take the noisy elements outside opening hours as far as the job allows. Commercial refurbishment is quoted the same way as domestic: itemised, in writing, before anything starts.

Structural Repairs and Making Good

Older Sussex properties throw up the same handful of problems once you start opening them up: perished lintels, cracked render, blown plaster from historic damp, rotten window sub-frames, and previous DIY that was never going to hold. We deal with these as they surface — repointing, rebuilding sections of brickwork, renewing lintels, hacking off and replastering — and we tell you what we have found before we do it, with a revised figure if it changes the quote.

Plastering, Flooring and Decorating

The finish is what the property is judged on. We skim and replaster whole properties, screed and level floors before laying laminate, engineered wood, vinyl or tile, and decorate throughout. Preparation is where most of the time goes: filling, sanding, sealing and priming properly so the paint and the floor sit flat and stay that way. See our painting and decorating page for how we approach the decorating side.

External Works and Kerb Appeal

A refurbished interior behind a tired exterior undersells the property. External work usually means roof and guttering repairs, render patching and masonry paint, replacing fascias and soffits, and tidying the approach with new paving, fencing or a driveway. On rentals and resales this is often the highest-return part of the budget.

How We Quote and Run a Refurbishment

We visit, walk the property with you, and write a quote broken down by element so you can see what each part costs and drop anything you would rather leave. There is no charge for the visit or the quote. Once work starts you deal with Harry directly rather than a project manager or a call centre, and you get told when something changes. We do not ask for large sums up front.

Frequently Asked Questions

What is the difference between refurbishment and renovation?

In practice, refurbishment means bringing a whole property back to a usable, current standard — often several rooms and both inside and out. Renovation usually refers to upgrading a specific part, such as a kitchen or bathroom. We do both, but they are quoted and sequenced differently.

How long does a full property refurbishment take?

It depends on the size of the property and how much is being replaced. A small flat being turned around between tenancies is a very different timescale from a three-bedroom house being stripped back and reworked throughout. We give a realistic programme with the quote rather than an optimistic one.

Do you refurbish rental properties and HMOs?

Yes. Rental turnarounds are a regular part of our work, and we plan them around minimising the void period. We use durable, hard-wearing finishes suited to letting rather than specification aimed at owner-occupiers.

Do you take on office and commercial refurbishment?

Yes — offices, shops, salons and small commercial units across Sussex, including partitioning, ceilings, flooring, decorating and washroom refits. Where you need to keep trading we phase the work around that.

Do I need to move out during the work?

Not always. Plenty of refurbishments are done room by room with the property still occupied. Where the whole property is being stripped back, or where water and power will be off for extended periods, moving out is usually quicker and less disruptive. We will be straight with you about which applies.

Which areas of Sussex do you cover?

We are based in Lancing and work across the West and East Sussex coast, including Worthing, Shoreham-by-Sea, Southwick, Goring-by-Sea, Rustington, Littlehampton, Arundel, Portslade, Hove and Brighton.

Do you handle everything or do I need other trades?

We handle roofing, plastering, plumbing, electrical work, tiling, flooring, joinery, decorating and external works ourselves. For anything requiring a specialist certification outside our scope we will tell you up front rather than after starting.
